Masonry Foundation Work — Kingsport, Johnson City & Bristol, TN

Everything above grade depends on what’s below it. A foundation that settles unevenly, cracks, or lets water in creates problems that migrate upward through the entire structure — sticking doors, cracking drywall, bowing walls, and eventually real structural risk. Hudson Stoneworks & Masonry handles masonry foundation work throughout the Tri-Cities area, from new construction to repair and waterproofing on existing foundations across Northeast Tennessee and Southwest Virginia.

Foundation Services We Provide

We work on all three primary residential foundation types as well as light commercial applications:

  • Basement foundation construction — poured concrete or concrete block basement walls built to local frost depth requirements and load specifications
  • Crawl space foundation construction — block or brick pier-and-curtain wall foundations common throughout older Tri-Cities housing stock
  • Concrete slab foundations — monolithic and stem wall slab systems for additions, garages, outbuildings, and new construction
  • Foundation crack repair — epoxy and polyurethane injection for non-structural cracks; masonry repair for structural block or brick foundation issues
  • Foundation wall rebuilding — replacing deteriorated block or brick foundation sections, especially common in older Kingsport and Johnson City homes
  • Crawl space block and brick repair — repairing settled piers, failing mortar joints, and spalled block in crawl space foundations
  • Foundation waterproofing support — parging (applying a scratch coat) over block foundations to seal against moisture before exterior waterproofing systems are applied

Foundation Challenges in the Tri-Cities Region

The Appalachian foothills terrain throughout Sullivan and Washington counties creates specific foundation challenges. Many older homes in Kingsport and Johnson City sit on hillsides with partial basements or stepped foundations — conditions that create uneven load distribution and water management issues that flat-lot foundations don’t face. We understand these regional conditions and build accordingly.

Block and brick foundations in older homes are another common issue. Concrete block foundations built before modern waterproofing practices absorb and hold moisture, which leads to efflorescence, spalling, and eventually structural cracking. We repair and stabilize these rather than wholesale replacement in most cases — which is significantly less costly and disruptive.

We serve Kingsport, Johnson City, Bristol, Blountville, Bluff City, Gray, Church Hill, Rogersville, Mount Carmel, Duffield VA, and Gate City VA.

Frequently Asked Questions

How do I know if my foundation cracks are structural or just cosmetic?

Hairline cracks running vertically in poured concrete walls are common settling cracks and are usually cosmetic — they should still be sealed to prevent water intrusion. Horizontal cracks in block or poured walls are more serious and may indicate lateral soil pressure pushing in the wall. Stair-step cracks through the mortar joints in block foundations often indicate differential settling. Cracks that are wider at the top than the bottom, or that have displacement (one side is higher than the other), should be assessed promptly. We offer free assessments — it’s always worth a look.

Can you repair a crawl space foundation without excavating?

Many crawl space foundation repairs — including repointing block piers, replacing individual failed blocks, and stabilizing brick curtain walls — can be done from inside the crawl space without any exterior excavation. More extensive repairs, like replacing a run of foundation wall or installing drainage, may require some exterior work. We’ll tell you what’s actually needed before any work starts.

Do you pour concrete slabs for garages and outbuildings?

Yes — we handle concrete slab work for detached garages, shop buildings, storage buildings, and additions as part of our foundation services. We excavate, set the forms, place reinforcing steel, pour and finish the concrete, and ensure proper drainage slope. If you’re adding a structure to your property, call us to discuss the foundation along with any masonry work the building will need.
