How do I know if my foundation cracks are structural or just cosmetic?
Hairline cracks running vertically in poured concrete walls are common settling cracks and are usually cosmetic — they should still be sealed to prevent water intrusion. Horizontal cracks in block or poured walls are more serious and may indicate lateral soil pressure pushing in the wall. Stair-step cracks through the mortar joints in block foundations often indicate differential settling. Can you repair a crawl space foundation without excavating?
Many crawl space foundation repairs — including repointing block piers, replacing individual failed blocks, and stabilizing brick curtain walls — can be done from inside the crawl space without any exterior excavation. Yes — we handle concrete slab work for detached garages, shop buildings, storage buildings, and additions as part of our foundation services. We excavate, set the forms, place reinforcing steel, pour and finish the concrete, and ensure proper drainage slope.
